The Clinton

520 West 48th Street, New York, NY

The Clinton is a 109-unit rental apartment building located in the eponymous neighborhood on the Far West Side. Characterized by historic low-rise buildings, West Clinton is vibrant and diverse with a thriving art scene, excellent dining, and active nightlife. Constructed in 2003, the building contains a mix of studios, one-bedroom, and two-bedroom apartments with granite countertops and hardwood floors.

The building’s amenities include a 24-hour attended lobby featuring European limestone and wood paneling, a landscaped rear courtyard, a fitness center, and a laundry room. Designed by Perkins Eastman Architects, the seven-story building features an attractive brick facade with large windows.

Altman Burack Partners participated as an equity investor. First Union National Bank (now Wells Fargo Bank) provided a letter of credit to secure tax exempt bond financing from the New York City Housing Development Corporation during construction. Permanent credit support was provided by Fannie Mae. The development qualified for federal housing tax credits and a 20-year real estate tax exemption under NYC’s 421-a program. Twenty-percent of the apartments are reserved for low-income households and 80% are rented at market rents.
