Hudson acquired the 82,000-square foot, 3-story warehouse building at 314 Scholes in the East Williamsburg/Bushwick neighborhood in August 2016. The building, which has three distinct parts, is being upgraded into a mixed-used development for creative office and retail tenants and will also include a new rooftop penthouse and event space for a future hospitality tenant. The Breeze is a 5-minute walk from the L train Morgan and Montrose stops as well as numerous Citibike stations and is in the center of a burgeoning area known for a unique “live/work/play” atmosphere sought out by design, creative, and tech companies.

The property includes a 6,000 square foot rear yard that is being landscaped as a tenant amenity space as well as a new interior breezeway that will bring light into the ground floor for tenants as well as provide a unique retail experience that connects the two sides of the building. The complex will receive all new building systems, new roofs, new elevators, new HVAC equipment, as well as new tenant lobbies, common bathrooms, storefronts and a private bike parking room.

The design for the project is led by S9 Architecture. Construction began in Summer 2017 and will be completed Summer 2018.
