In 2011 the Roosevelt Island Operating Corporation designated Hudson and The Related Companies to manage the 33 retail spaces in the island’s retail center through a forty year Master Lease. After years of poor management, average rents at the time were $9.00/sf and the vacancy rate at 50%.

The Roosevelt Island Streetscape and Retail Renovation project is rejuvenating the Island’s retail area, now named “Shops on Main”, where for years the retail spaces were sparsely occupied, and few choices were available to residents or tourists. The retail renovation project spans six city blocks and includes repainting storefronts and installing wood ceilings in the arcade spaces, installing new lighting, signage, and custom benches. Our vision is to create a welcoming and vibrant village center. New digital information kiosks will provide residents with easy access to community news and events, and Island visitors with information about the Island and New York City.

Thus far the project has attracted a new ice cream and sweets shop, wine and liquor store, organic food market, and Subway sandwich shop. The longstanding local restaurant, Trellis Diner is undergoing a major renovation, as is Gristedes, the Island’s supermarket. We anticipate that the Island’s branch of the New York Public Library will be moving to a larger space and constructing a modern technologically advanced facility. The built improvements in the common public areas, and increased options for goods and services are enlivening this unique New York City neighborhood. Hudson/Related hopes to increase the corridor’s revenue to an average of $45/sf.
