22 Caton Place is located two blocks from Brooklyn’s historic Prospect Park. When completed, 22 Caton Place will include 73 residential apartments in a 7-story building with parking on a quiet residential street in the Kensington neighborhood, adjacent to the Prospect Park South Historic District. The area is a mix of single family houses from the early 1900s and low rise apartment buildings developed later in the century. Residents will have easy access to Prospect Park’s tennis courts, ball fields, skating rink and the beauty of Brooklyn’s premier outdoor space. The building will be three blocks from the F & G subway lines at Fort Hamilton Pkwy station, two blocks from a well-respected public elementary school, and a short walk to shopping on Caton and Church Avenues. The building qualifies for a 15-year real estate tax exemption under the 421-a program.

22 Caton will meet LEED-Gold and NYSERDA ENERGY STAR certifications, and is designed to be highly energy efficient. The structure will be concrete block and plank with a brick façade enhanced with vine covered balconies. The building forms and materials are selected to be contextual within the neighborhood, and the interiors are modern in style and fitted with durable materials and fixtures. The building is designed to meet NYC’s Quality Housing zoning requirements, including sunlit elevator lobbies, and to address the intent of the NYC Active Design Guidelines, such as common stairs located in a place of prominence.

The project will be amenity-rich and include below-grade vehicular parking as well as bike storage, tenant storage, a gym, a kids’ playroom, and a pet wash for giving Fido a bath. A sun-drenched lounge will lead from the building lobby to a common rear garden with a boule court. A common rooftop terrace will provide space for entertaining, relaxing and gardening. The terrace will be equipped with gas grills and tables for dining al fresco. Garden plots will be available so residents can grow their own vegetables and flowers.
